Air Conditioning Inspections

The Government’s Energy Performance in Buildings Directive (EPBD) requires that all air conditioning systems with an effective rated output of more than 12Kw must be inspected by an energy assessor with inspections being no more than 5 years apart.

Fulfil your Legal Requirement!
The Government’s Energy Performance in Buildings Directive (EPBD) requires that all air conditioning systems with an effective rated output of more than 12Kw must be inspected by an energy assessor with inspections being no more than 5 years apart.
Having your air conditioning system inspected by an energy assessor is designed to improve efficiency, reduce electricity consumption, operating costs and carbon emissions for your system. It is also a legal requirement to which all owners of air conditioning systems must adhere.

When do I need a TM44 air conditioning inspection?

  • The first inspection of all existing air conditioning systems with an effective rated output greater than 250Kw cooling capacity must be inspected immediately
  • The first inspection of all existing air conditioning systems with an effective rated output of 12Kw and above must have been inspected by 4th January 2011
  • New air conditioning systems with an output of over 12Kw that were installed on or after 1 January 2008 must be inspected within five years of installation

Problems & Penalties for non compliance of air conditioning inspections

  • £300 fine depending on the building size / number of infringements
  • Enforcement by Trading Standards officers with powers to repeat fines on each recorded infringement
  • Potential reduced property values where inspection reports indicate significant improvement recommendations

What does an air conditioning inspection involve?
Upon inspection our Commercial Energy Assessor will provide you with a TM44 inspection report that is designed to:

  • Assess the efficiency of systems, review the sizing, identify existing faults and/or end-user operator error and advise accordingly
  • Reduce electricity consumption and running costs / Reduce carbon emissions
  • Recommend improvements to the operation of your existing systems
  • Provide good house-keeping tips (such as moving obstructions from fan coil units)
  • Highlight opportunities to replace older, less energy efficient systems (or oversized systems) with modern “A” Label energy efficient models

There are financial penalties for non compliance as well as the ongoing excessive running costs of operating non energy efficient systems.
